Forensic Engineering Investigation of Independence Harbor Condominium Foundation Substructure – BUE performed an inspection and structural analysis of the timber and concrete elements supporting the Independence Harbor Condominium.
The inspection contract included taking measurements of various timber and concrete structural elements, measuring surface deterioration in
the concrete, including any exposed reinforcing steel, and measuring/estimating the biodeterioration caused by marine borer attack (teredo).
Laboratory testing of removed material samples rep
resenting substructure components also was undertaken to determine strength characteristics.
The remaining effective cross-section of each structural element was calculated based on section losses.
An in-depth structural analysis was performed to determine the current
load-bearing capacity of the concrete and timber substructure and to assess the
adequacy of the foundation to withstand the existing loading conditions,
accounting for the measured section losses and strength properties of the
